Check list:

 

1)  Application, make sure you have an application that lists former residence and employers.  Emergency contact.  Character reference check.

2)  Credit/financial background check

3)  Criminal background check.

3)  If approved, a lease and a crime free lease addendum.

4)  If you allow pets, a pet addendum.

5)  Security deposit plus first month's rent for tenant to move in.

6)  Instructions on parking and moving in.

7)  Enforce what is allowed or not allowed to bring in.

More than just a credit check

When selecting a tenant, there is more than meets the eye.  You should do a credit check and a criminal background check.  However, more often than not, the credit score may not be that great.  Look further, see what caused that.  If there was a prior eviction, then, of course, do not rent to them.  If they did not pay their utilities, do not rent to them.  However, if it is a credit card that was past due, see what it was all about.  Sometimes the tenant has good character and made poor choices with their credit card.
